Comfortably sleeping up to 8 people, the house features a split floor plan with 3 large bedrooms and two full baths, including a whirlpool tub in the master suite. The extra-large kitchen is fully equipped for all your cooking needs and has a walk-in pantry and new appliances. The enclosed and air-conditioned Arizona game room comes complete with dartboard and a foosball table. In addition to an evaporative cooler and central air conditioning, there are ceiling fans throughout the home for your comfort.
The oversized yard with beautiful new swimming pool features front and back covered patios with overhead lights and fans, a gas barbeque, and patio furniture.
There is plenty of parking for your boat, wave runner, and/or RV in the oversized 2-car garage and the 36 foot detached boat garage.

· The “Luxor Room” has southwestern style furniture with a queen-sized bed
· The third bedroom has a trundle bed that can be pulled out to make 2 twin beds or one queen bed. This room also has a sliding glass door to the back patio.
· The split bedroom floor plan (master suite is on one side of house, the other bedrooms are on the opposite side of the house) provides additional privacy.

The spacious Living Room has vaulted ceilings and lots of light. Comfortable seating is provided, along with cable television and a VCR.
The tiled Dining Room seats 8 –10 at the table. There are also two breakfast bar counters with four additional seats.
Large, full service Kitchen with tiled floors and countertops has two large windows facing the back patio. New appliances include gas range top and oven, microwave oven, dishwasher and refrigerator/freezer with ice maker and ice and water in the door. A coffee maker, blender, toaster oven, dishes, flatware, cooking and serving dishes and utensils are included.
The laundry room contains a washer and dryer, along with an iron and built-in ironing board.
Telephones are available for incoming and local calls, and for Internet access (local numbers only). America Online and Earthlink are two Internet Service Providers with local access numbers in Lake Havasu City.
